This process is intended to reassure our clients that the property they are buying is a secure purchase. DLA PIPER is a legal services organisation which currently have over 3,200 lawyers spread over 63 offices in 24 countries. DLA PIPER are a leading firm worldwide in property law with over 700 lawyers working in this field. In the United Kingdom DLA PIPER have around 1,500 lawyers, of whom some 300 practice in the Real Estate Law field, and 8 offices (located in London, Birmingham, Edinburgh, Glasgow, Leeds, Liverpool, Manchester and Sheffield). In Spain DLA PIPER currently have over 70 lawyers.
DLA PIPER are an independent legal services organisation carrying out due diligence processes on the properties we sell. DLA PIPER does not work for Pearl Overseas or any of its associates.
DLA PIPER will prepare an executive summary of the due diligence report, which will be placed on this website so that it is available to buyers who may be interested in the properties we sell.
However, it has to be put on record that, the executive summary that will be available to all Pearl Overseas customers shall be prepared by DLA PIPER at a particular date and, consequently, DLA PIPER shall not be liable for the contents thereof, unless its services are contracted by the Buyers in order to update the report.
DLA PIPER shall offer to provide the following professional services to potential buyers:
- Preparation of an updated due diligence covering: title and registration of the property in the Land Registry, burdens and encumbrances, planning situation and construction licence, insurance contracted in relation to the development, compliance with Act 57/1968, of 27 July in relation to advances provided by buyers (bank guarantee, surety insurance, etc.), etc.
Preparation of powers of attorney in favour of DLA PIPER lawyers, in English and Spanish, for matters such as application for Foreigner s Identification Number, execution of the deed of sale and other completion and post-completion aspects.- Application for and obtaining a Foreigner s Identification Number.
- Review of the private sale documentation for the development (documents covering reservation, deposit contracts, sale contracts, etc.).
- Preparation of a completion statement indicating the amounts which the client must pay at the time of execution of the deed of sale.
- Preparation and coordination with the Notary s Office of the deed of sale and attendance on the date of signature together with the client or, if the client elects not to attend in person, signature of the deed of sale on behalf thereof pursuant to the powers of attorney granted.
- Post-completion: Settlement of taxes relating to transfer of the dwelling (Stamp Duty, etc.) and registration of the sale in the Land Registry. The scope of the services to be provided by DLA PIPER does not include any other type of post-completion work other than that indicated, such as contracting supplies (water, electricity, telephone, etc.), registration with social security, etc.

Before providing its professional services to any client, DLA PIPER will sign an Engagement Letter detailing the specific services which DLA PIPER will provide and the amount of its fees.
