Structure
Roughened concrete pillars and beams reinforced with a two directional frame and small concrete arches.
FAÇADE
Two layered with an insulation cavity. Exterior wall half a foot thick with paintable or waterproof bricks (according to the building plan), sealed with cement mortar, insulated with projected polyurethane and a plastered enclosure cavity mounted upon a galvanised metal frame.
Weatherboards and gap lintels matching the chosen woodwork and design plan.
Roof
Roofs that are possible to walk across with slip proof paving. Waterproof seal with a double coat protected with geotextile, polystyrene thermal insulation protected with geotextile on which a protective layer of mortar will be spread to be used as a solid paving stone base.
Partitions and insulation
Partition between properties
Double layered partition made with rough perforated brick half a foot thick, coated with plaster on the inside and mounted on a metal galvanised frame with interior insulation through semi-rigid panels of rock wool.
Partitions and communal areas
Half a foot of rough perforated brick coated on both sides with sheet plaster boards, mounted on a metal galvanised frame with interior insulation produced through semi-rigid panels of rock wool for the private face of the property and plastered walls in the communal area.
Interior layout
Plastered plates mounted on galvanised metal frames with interior insulation through semi-rigid panels of rock wool separating areas of the same or different use. In areas with plumbing installations, the width of the frame is to be increased. On tiled surfaces, the plaster will be waterproof.
Coating of walls
Kitchen and bathrooms: second bathroom and kitchen decorated with ceramic tiles, a decorative border and PVC reinforcements in the corners. Main bathroom tiled with a white and greyish marble and clouded macael marble. Mirror with polished frame in all bathrooms.
Drying area: Decorated with ceramic tiles the same as the kitchen but without a border. All other rooms to be painted with a soft colour finish.
Painting of the floors and ceilings
Kitchen and bathrooms.
In the kitchen and second bathroom, floor tiles have a ceramic border.
Main bathroom floor tiles with white and greyish marble and clouded macael marble.
In the kitchen and main bathroom, there is a plastered false ceiling with a plastic paint finish. In the second bathroom there are false ceiling tiles, which can be removed.
Terrace and drying area
Slip proof tiled terrace with a ceramic border and with a matching skirting board. If there is a drying area, it is to be tiled in the same way as the kitchen. In all cases it should have a meon water drainage system or a drain.
Roughened or false ceiling made of waterproof plastered ceiling tiles finished with a coating of outdoor paint.
All other rooms (hallways, living room, bedrooms)
Whitish-grey marble and clouded macael marble 40x40cm with a skirting board made of the same material.
Ceilings: false ceiling made of plaster board in the living room, bedrooms, hallways, corridors and areas used for electricity installations. In all cases, to have a smooth plastic finish. Decorated ceiling in the living room.
CARPENTRY
Exterior carpentry.
Folding lacquered aluminium sheets or sliding doors in line with the plan with a splayed single grain system mounted on a pre-framed galvanised sheet or aluminium, sealed with neutral silicon around the entire exterior perimeter.
Double glazing made using EPDM glue on the inside and silicone on the outside.
Aluminium blinds with thermal acoustic insulation and a pulley in the bedrooms and living room.
Locksmithery
Stair banister, according to the plan with a painted minimised metal frame.
Lattices on the windows of the drying room with an aluminium handle and a steel frame
Automatic garage doors made of metal sheeting with a remote control and sensors.
Metal galvanised sheet doors in storerooms and utility rooms, meeting fire regulations.
Interior carpentry
Reinforced front door with a double layer of sheet steel, antitheft hinges and a security lock with three different fastening points and a wide angle lens peephole. Smooth surfaces with a lacquered wood finish.
Internal doors in block wood with a smooth lacquered finish, hooks for hanging clothing and brass or chrome door handle according to the plan.
Stained glass windows 4mm thick in the kitchen and in the living room with the glass in the living room being treated and either single or double glazed according to the project plan.
Built in modular wardrobes, one layer of wood thick with a smooth lacquered finish. Interior body of wardrobes finished in matching melamine with a border and a clothes rail.
Plumbing and bathroom fittings
Plumbing
Fitted hot and cold brass water pipes and an internal water tank with keys to cut the water supply in each room where water is supplied.
Bathroom fittings and taps
Sinks, toilets and bidets in white ceramic porcelain in the main and second bathroom. Bath made of enamelled steel and installed on a bed of sand in the main bathroom. Shower tray in the second bathroom.
In the main bathroom there is a washbasin fitted on a marble worktop with a free standing washbasin in other bathrooms.
Chrome leaver taps in the main bathroom.
Hanging network system and drainpipes
Soundproof drainpipes with covered plugholes fitted in a hanging network.
Heating and ACS (Clean Hot Water)
Water heated through an electric system
HVAC (Heating, Ventilation and Air Conditioning)
Hot and cold air conditioning system installed, (electricity line piping, conductors, grills and thermostat) for the air conditioning system shared with a hidden machine of the building and the second bathroom.

Expansion of the network according to the Low Tension Electro Technical Regulations for a level of electricity higher than 9.2Kw.
