FOUNDATION
According to the recommendations of geotechnical research and the estimates of the project.

STRUCTURE
Pillars and beams made from reinforced concrete, with bidirectional or unidirectional slab  with concrete jack arch bricks.

FAÇADE
Double thickness and insulated cavity. The exterior face is half a foot, made of brick for protection, extrados sealed with cement mortar, insulation made from cast polyurethane and cavity enclosure made from a panel of laminated plaster mounted on a galvanised metal frame.

ROOF
Roofs that are possible to walk across - anti slip paving. Waterproof seal with a double membrane, protected with geotextile, thermal insulation by means of extruded polystyrene, protected with geotextile, upon which a protective layer of mortar will be spread to be used as a solid paving stone base.


Roofs that are not possible to walk across and have a gravel finish. Waterproof seal with a double coat, protected with geotextile, thermal insulation by means of extruded polystyrene, protected with geotextile upon which the gravel will be spread.

PARTITIONING AND INSULATION
The partition wall between the homes is made of half foot perforated bricks with a rough finish, strengthened on both sides with laminated plaster, mounted on a galvanised metal frame. The interior insulation is comprised of semi rigid panels of rockwool.

Interior layout: Sheet plaster boards mounted on a galvanised metal frame. Interior insulation comprises of semi rigid panels of rockwool, separating areas that are used for the same things or different things. In areas with plumbing installations, the width of the frame is to be increased. On the sides to be tiled, the plate will be a unique design and waterproof.

WALL CLADDING
Kitchen and bathrooms: The second kitchen and bathroom will be tiled with small ceramic tiles (with a decorative border in the second bathroom). The corners are protected with PVC. The main bathroom is tiled with white grey marble and macael clouding marble. Attached mirror with a polished frame in all of the bathrooms.
Remaining rooms (hallways, living room and bedrooms): plastic paint with a smooth finish in a pastel colour chosen by the project management.

FLOOR AND CEILING CLADDING
Kitchen and bathrooms: In the kitchen and bathrooms there are white grey marble tiles and macael clouding marble tiles. There are false ceilings made from laminated plaster, with a plastic paint finish. It is possible to remove the false ceiling where the air conditioning machine is fitted.
Terrace: Terrace is paved with anti slip ceramic tiles outside and has a matching skirting board. The ceilings have a rough finish or there is a false ceiling made from a waterproof sheet plaster board with a plastic paint finish on the exterior ceiling.

Remaining rooms (hallway, living room and bedrooms): Floors are made from white grey marble and macael clouding marble, the skirting board is made from the same material. False plaster board ceilings in the living room, bedrooms, hallways, corridors and areas where it is necessary to put installations with a smooth plastic finish in all cases.

CARPENTRY
Exterior carpentry: Lacquered aluminium sheets which fold or recline, or slides, according to needs with a splayed monoblock system, mounted on a preframe of galvanised or aluminium sheet. Double glazing. Aluminium shutters with pullies, in the bedrooms and the living room.

Locksmithery: Garage door made from a metal sheet, opens automatically with a remote control and sensors. Metal doors made from galvanised sheets in storerooms and electrical storage cupboards. In all cases this compiles with fire regulations.

Interior carpentry:
The front door is reinforced with a double sheet of steel, security hinges to prevent break ins and a security lock with several different fastening points. Wide angle lense peephole. Smooth sides finished with a lacquered wood finish.
Doors with a passage set are in block wood, with smooth sides. They have a white lacquered wood finish, fittings to hang things up and chrome plated door handle. Stained glass windows in the kitchen and living room, (in the latter it is single or double glazed according to the project plan), glazed with customised glass.
Modular built in wardrobes, with one piece wooden panels and smooth sides with a white lacquered wood finish. The interior is made of matching melamine, with a shelf to form a storage space and a clothes rail.


PLUMBING AND BATHROOM FITTINGS
Plumbing: Hot and cold water supplied via covered copper piping, centralised metre and isolation valves in each room which also serve as long pass keys to supply each piece of apparatus.

Bathroom fittings and tap set: Sinks, toilets and bidets are made from white ceramic porcelain in the main bathroom and the second bathroom. Bathtub made from enamel steel, mounted on a bed of sand in the main bathroom. Shower tray in the second bathroom. Fitted sink in the main bathroom, free standing sink in the rest of the bathrooms. Chrome plated lever tap.

Suspended network and drainpipes: Soundproof drainpipes, ventilators and manholes in a suspended network.

HEATING AND HOT WATER
Hot water: By means of an electric accumulator.

HVAC (Heating, Ventilation and Air Conditioning): Hot/cold water pump (hot/cold water lines, the pipe work of electric and control lines, ducts, grills and thermostat) for the conditioner equipment system which has machines in the roof of the building and the bathroom.


ELECTRICITY AND COMMUNICATIONS
Electricity: Expansion of the network according to the Low Tension Electro Technical Regulations for high degrees of electrification.
Communal areas are lit with light fittings.
Garages with fluorescent lighting and emergency lighting according to Low Tension Electro Technical Regulations.

Communications: Parabolic antenna to receive satellite, wiring and television power points in the living room, bedrooms, kitchen and terraces according to telecommunication regulations. Video intercom at the entrance to the estate and electric intercom in the entrance. Entry phone in the kitchen or the hall of the house.


KITCHEN EQUIPMENT
Furniture: Furnished with upper and base units with a large capacity. Doors are finished with laminated low pressure plastic which looks similar to wood and have fitted PVC edges.
Granite worktop.

Appliances: Glass ceramic plate, electric oven, plain extractor hood, fridge with a dish rack, chrome plated adjustable lever tap. Electricity power points, water and drain for the washing machine and dishwashers.

MAIN DOOR AND STAIRCASES
Door with smooth plastic paint and a mirror depending on the project.

Lobbies of the floor of houses will be finished with paint according to the design, the staircases with distempering paint.

False ceiling made of plaster board with a plastic paint finish in the entrance hallway and lobby. Stairway ceiling plastered and finished with distempering paint.

Lift with automatic slip proof doors, made of stainless steel inside the actual lift and on each floor with the entrance to each level being painted and with an incorporated metal entrance. Interior decor according to the high quality of the manufacturer, matching marble flooring. Anti-vandal call button.

Direct lift access to residence parking

Built in letter boxes.

Communal areas to be clearly indicated, property doorways, floors, entrance doorways, utility rooms, emergency exits etc.

Garages and StoreroomsIn the garage, the walls are roughened or concrete finished with distempering paint and a two tone skirting board. Painted ceiling.
