


Interior partitions
In order to ensure the best quality possible for your home, a dry partitioning method will be used in the interior partitions, fitted with an insulation panel, therefore obtaining higher acoustic and thermal insulation levels than with traditional methods.
In the partition wall between the homes, double perforated brickwork will be used, consisting of solid bricks. On both sides of the brickwork there will be a strengthened partition with insulation.
Exterior enclosures
In order to attain the highest level of comfort inside the house, as well as saving the maximum amount of energy possible, all of the facades include an air chamber where there is an acoustic and thermal insulation material applied.
Flooring
For the most important parts of the home; the living room, dining room, hall and bedrooms, we have chosen ivory cream marble flooring.
All the bathrooms in the house will be fitted with ivory cream marble flooring.
In the kitchen as well as in the laundry rooms, we will use porcelain stoneware flooring.
For the large terraces in the building we have chosen stoneware tiles for the flooring.
Wall and ceiling coverings
The cladding in the master bathroom will be enhanced by means of an ivory cream marble cladding.
In the second and third bathrooms, ceramic cladding is mainly used, with a stoneware mosaic tile finish.
Vertical surfaces in the kitchen that may be exposed to water or fire will be lined using the same material as the tops of the kitchen furniture. The rest of the kitchen will be finished with smooth plastic paint.
The rest of the home will be painted using smooth plastic paint.
The ceilings in the home will be painted using smooth plastic paint.
The secondary bathroom will be fitted with a removable ceiling.
Interior carpentry
In order to ensure the maximum security for your home, we will install a reinforced entrance door with steel frames, and a steel reinforced shielded plate.
The interior doors will be solid with a white lacquered finish.
The same type of finish is also being used on the built in closets, which have smooth outer faces. They will be panelled on the inside and are equipped with a shelf and clothes rail.
Exterior carpentry
Treatment for natural light inside your home was one of the important ideas when designing it. Large openings in the main and rear facades are the result of such an undertaking.
The locks of the facade openings will be made of extruded lacquered aluminium. This material combines the beauty of a lacquered finish with resistance against every kind of atmospheric agent.
To guarantee maximum comfort in both summer and winter whilst minimising energy losses, we have designed some double glazing, formed by two polished panels which have widths of 4mm and 6mm with an inner weathertight chamber with a width of 8mm.
The bedroom will be provided with thermal aluminium window blinds.
To fulfil the aim to obtain natural light that we mentioned earlier and to make the most of the climatic conditions on the Costa del Sol we have designed a solar control system using mobile and/or adjustable panels for the openings of the windows in the living room and the kitchen.
Bathroom facilities and plumbing
The master bathroom in your home will be fitted with a freestanding bathtub and shower tray. The shower tray will be finished in elegant solid wood flooring and will be fitted with a made to measure glass screen isolating it from the area where the washbasin is.
The shower in the master bathroom and all the bathtubs will be fitted with thermostatic tap sets.
The other bathrooms will have high grade chrome plated one touch hot/ cold tap sets.
Sinks in the master and secondary bathrooms will be built into a marble counter.
The homes with a guest toilet will have a stainless steel washbasin set in a wooden counter.
In order for the installations to work as independently as possible, a general cut off valve will be placed in the main entrance of the home, as well as in humid rooms and the bathroom facilities.
Hot water
Hot water will come from the same boiler that will be used for the heating installation. The type will be mixed, and for your safety there will be watertight combustion, that is to say that the oxygen necessary for the boiler burners consumption will be directly taken from outside the house. There will be no contact with the inside of the house.
To improve the level of comfort when using hot water the boiler will have the most up to date system of water micro accumulation.
Natural gas
Natural gas installation with mains tap and individual gas metre for the combined heating and hot water boiler.
Air conditioning
Installation of a split type air conditioning system, with an individual exterior compressing unit situated in the common roof of the building, and an interior piece of evaporating equipment, suspended within the secondary bathroom ceiling. A network of pipes and grills in the living room and bedroom complete the installation.
Heating
Individual heating system installed, by means of a radiating floor powered by water, in all parts of the house, connected to the boiler, powered by natural gas.
The installation will be completed with a programmable digital thermostat.
Electrical and audiovisual installations
The house will be equipped with independent electric circuits for an electric oven or vitroceramic hob, air conditioning system, electric sockets for power and light supplies.
In order to avoid further wiring, television plugs and telephone power points will be installed in all of the bedrooms, the living room and the kitchen.
The doorways and the checkpoint in the main gateway will be provided with an entry video.
Security installations
In addition to the reinforced entrance door and the entry video that have already been mentioned, a set of measures have been drawn up in order to increase your own security and that of your family. They are the following:
The home will be fitted with an anti theft alarm comprising of a switchboard, a keyboard, a remote control, two intrusion sensors and a back up battery, all of them in a ready to use condition.
Security safe within the built in closet in the master bedroom.
Domotic installations
Your home will be equipped with a domotic control system installed, in order to get the best out of it. It will be combined with the central alarm, the main features of which are as follows:
Flood detection system in bathrooms and kitchen
Smoke detection system in the kitchen
Remote control of the air conditioning and heating installations.
Kitchen and electrical household appliances
The kitchen will come with elegant furniture comprising of upper and lower units and they will be finished with a top coat that will cover the areas exposed to water and fire. The kitchen will be completed with the following electrical household appliances: fridge- freezer unit, dishwasher, vitroceramic stove with oven, extractor hood and washing machine.
Residential development and communal areas
Large swimming pool equipped with a retractable cover and a heating system which allows the pool to be used as an indoor swimming pool during the winter season, which means it is not only reduced to open air use during the summer season.
